Consultant for Regeneration

Lockwood Building Projects are enthusiastic advocates of regeneration.

Taking used, unloved buildings, large and small and breathing new life into them. We have extensive experience in regeneration and offer the following services to assist you in bring your regeneration projects to life:

Feasibility studies

When considering a potential project there are questions of need, objective, management of the project, ownership, and location. Often the most crucial aspect of any feasibility study is the demand for, and likely usage of any facility. Lockwood Building Projects can help identify, appraise, release, and maximise the development potential.

Market Profile and Capital Investment Opportunities

We can undertake market profiling to assess the demands for and the needs of a community or a local area to understand what is required. This includes any recommended investments and what the potential returns could be on these. We can advise on funding and how best to invest to Gin the most. We look at this not just in terms of financial but also social and community benefits.

Business Plan

Lockwood Building Projects will consult on the design phase of a regeneration project that translates ideas into physical and/or financial proposal, and address subjects such as function, use, accommodation, and cost.

We can produce Development of Property and Financial Models and advise on any planning or legal hurdles and approach selected and appropriate funding organisations.

Funders must be convinced of the suitability and wisdom of their investment. In terms of return on capital invested, or in the case of local councils or enterprise organisations, the project needs to support their policies and strategies, service provision, economic development, or environmental considerations.

Risk Analysis and Mitigation Plan

When undertaking a feasibility study or business plan for a project, risk assessment and mitigation plans are important, and Lockwood Building Projects have the necessary skills to advise on and address these.

You may have several different stakeholders including local councils, businesses, and residents; strong negotiation skills and joined-up thinking is essential. As well as conducting effective stakeholder mapping, effective communication skills are vital to strike a balance between their various needs, and the project’s key deliverables.

Leases

Adrian’s RICS membership is for commercial property with an emphasis on leasing. This is his area of most expertise. We can advise on lease negotiating positions from both sides and understand the complexities that can sometimes arise.

Sustainability and BREEAM

This is increasingly an area of concern as the scale of the current climate emergency becomes clear. To this end, Lockwood Building Projects are studying for associate level BREEAM certification to be able to offer advice to clients at this level.
